Phasmophobia is a Steam game. So to play it, you must have Steam running, and then you also need to have SteamVR installed on your PC (if you don't have SteamVR installed, you can find it in the Steam store, it's free). Now, instead of connecting your PC to your headset using AirLink, I would suggest that you first try using SteamLink instead. If you don't have it on your headset already, you can download it from the Quest store, it's free. Also, when using SteamLink instead of QuestLink (or Airlink) it's important to make sure the QuestLink app is not running on your PC to avoid conflicts. To do that, right-click the Meta Quest Link icon in your Windows system tray and select "Exit".
Now, when you launch SteamVR, it might give you a message that SteamXR is not set as the active OpenXR runtime. In this situation, it is most likely that your PC is set to use QuestXR. To fix this, click the "three horizontal bars" icon in SteamVR and select Settings. Then select OpenXR and "SET STEAMVR AS OPENXR RUNTIME". Then close that settings window.
So to run the game, first have Steam running on your PC. Next, run SteamLink on your headset and connect it to your PC. It should automatically launch SteamVR on your PC after connecting. Next, launch Phasmophobia on your PC by either clicking on the Windows shortcut on your desktop, or by launching it from your virtual Steam library in your headset (assuming you have familiarised yourself with the Steam VR virtual environment).
The above should work, and is the most compatible method required to get a Steam VR game working on the Quest 3.
Assuming the above works, you can now try some alternative configurations that might give better VR performance (or not). Firstly, you could try using SteamLink, but instead of using SteamVR as your OpenXR driver, you could test whether the QuestXR driver might give better performance. To do this, make sure the game, SteamVR and SteamLink are not running. Now launch the Meta Quest Link app on your PC. Right-click the Link icon in your Windows system tray and select Settings->General->OpenXR Runtime and click the option "Set Meta Quest Link as active OpenXR runtime". Now close the Meta Quest Link app completely by right-clicking the Link icon in your Windows system tray and select "Exit". Now run Phasmophobia in the same way you did before: open Steam on your PC, then run SteamLink on your headset. When SteamVR launches on your PC, ignore the message about SteamVR not being the active OpenXR and do not change that setting this time (this is what we are testing now!). Then launch the game. Now, either the game will work and have even better performance than it did earlier (because the QuestXR driver is specificly made for your headset rather than being a universal driver), or it will run worse or not at all. If it is worse, then you are done, and you know that SteamLink combined with SteamVR is the best solution (not taking into account other software such as Virtual Desktop which might or might not give even better results).
If the game did work better with SteamLink and QuestXR, then you can now try testing using QuestLink with QuestXR, but it would seem from your original post that that combination obviously doesn't work. However, the ideal method of running PCVR games is different from game to game, there are quite a few different OpenXR drivers out there (it is open source after all). Some work better than others for different games and different headsets. Likewise, there are quite a few different programs available for connecting your PC to your VR headset. So there's a bit of a technical learning curve and a bit of trial-and-error is sometimes required to get certain games to work.
