My husband bought a Quest3s for me and set it up under his account. However, I want to have it under my account only and not share applications. If I factory reset it and then add it to my account, will the warranty still be valid ?

Logging in with a new account shouldn't affect the warranty at all. As warranty is tied to your serial number and device activation date, it will still be active until the original warranty expiration date!
