Scan house to BIM IFC

Hello, I am the manager of a leading company in France in the field of building energy simulation.

I bought a meta quest 3 personally, and was amazed by the house room analysis (within the room limit). In a few minutes, I was able to scan my home, first at the triangle level but I could see that afterwards the walls were correctly interpreted as rectangles, despite the furniture, with very good precision.

This is something that quite a few start-ups are trying to do with much less success with iPads and their laser scanners.

Companies like mine have been waiting for this for years to correctly model existing buildings in order to carry out simulations to find the best way to renovate them. But I was able to understand that it was not possible to export the precise 3D models for confidentiality reasons.

I think that Meta Quest 3 could be a huge success among building renovation professionals if it were possible (the software would only need to ask for authorization to export the file).

Ideally the file would be exported in IFC format, it's not an easy format, but Meta has the knowledge to do it.

I hope Meta will eventually offer this option given the quality of their analysis.

The app on my iphone that scans rooms can simplify a mesh but like you say, it doesn't work out what walls/floors/ceilings are, the meshes just end up being less complex but still quite meshy. I haven't tried all of the apps available though.. .maybe there's one that uses AI to do the same thing the Quest does.

But yeah, as an engineer, I can totally see how outputting the Quest's interpreted scan data would be a great tool. Doors, windows, ceiling, walls & floors all identified as such in a minimal file size... would be very useful.

Meta tend to concentrate on what's immediately useful (in their view) to VR users and gamers and leave stuff like this to third-party developers to pick up on, this is where competition like the Apple Vision Pro is good... sometimes other companies add really useful features that become must-haves for all headsets... although admittedly, 3D scanning for business type use is probably a bit more niche.

The problem with third-party devs having access to scan data is security, so this would probably have to be a built-in feature with the OS having control over it.

All I can suggest is add this idea to the 'Ideas' section of the forum and I'll add my like, Meta do use that section to gauge where to allocate their developer resources and what features to add.

Edit: mmm ok it's been a while since I used my phone app (3DScannerApp), but it does have the option to do 'RoomPlan' scans and output them as Obj, FBX, P3d and other formats, so pretty close to what you want. When doing this type of scan, Windows and doors are just holes though, so not quite as useful as the Quest data could be.

https://jasonharron.github.io/ has a json export of the room scan data which you can load in the three.js editor.

That can then be exported to a whole series of other 3d formats based on a short peruse of the editor interface.
