Oculus Link lagging even before entering Remote Desktop, please help

When entering Oculus Link, things work smooth until the background appears, then it start to lag a LOT.

I have Oculus Quest & Original Link cable + new Gaming PC, all software updated to latest.
What can be the issue?

Entering remote desktop is possible but your eyes get crazy, it lags so much.
Hope someone has some idea here
